Our Policies

CHECK-IN & CHECK-OUT TIMES: Check-in is between 3:00 and 7:00pm unless prior arrangements are made. You are welcome to drop off luggage before 3:00 pm and arrive after 7:00 pm -- please just call ahead to let us know. And please confirm your arrival time 24 hours in advance so that we can be sure to welcome you personally.

DEPOSIT: Reservations are confirmed with a credit card at the time of booking, and the cost of your stay and all applicable taxes will be charged to your card once you arrive. For multiple-room bookings, a deposit of 50% of the cost of the booking will be collected at the time of reservation.

MINIMUM STAY: A two-night minimum stay applies on weekends from May 15-November 15, except holiday weekends when a three-night minimum applies. Further, depending on current demand during the off-season, one-night Saturday reservations may not become available until the week prior to arrival in order to accommodate guests requesting two-night stays.

TAXES: Taxes of 11.625% will apply on all posted rates.

CANCELLATIONS: If your travel plans change and you must cancel or change your reservation, please call or email us at least 14 days prior to your reservation for a full refund of your deposit, less a $35 handling fee (or 60 days in advance for multiple-room bookings). Because we are such a small B&B, please understand that we cannot extend refunds for late cancellations. However, if you call or email less than 14 days in advance and we are able to fill your existing reservation with another guest, we will be happy to provide a credit equal to your deposit towards a future stay. If cancellation occurs, regardless of the reason, less than the 14 day period and we cannot fill your reservation, you are responsible for the full room charges for the period you reserved. Note that Special event reservations where 2 or more Guest rooms are reserved - such as Wedding Parties, Reunions, Retreats and Meetings, etc. - if cancellations are not received at least 60 days in advance, you are responsible for all changes for all rooms for the entire reserved stay. Further, there are no refunds on early departures.

NON-SMOKING: The Morning Glory is a smoke-free environment.

CHILDREN & PETS: We regret that we are unable to accommodate guests' pets, but we are happy to help with reservations at nearby kennels if needed. We also love children; however, we recognize that many guests come to B&Bs for the peace and quiet, and for rest and relaxation. Therefore, children over the age of 12 are welcome at any time, but younger children are welcome only if you reserve all three rooms during your stay. In that event, the Morning Glory can serve as a great place for your next family vacation. The town of Greenport offers many activities suitable for children, including the beach, the Carousel and the Ice Skating Rink to name a few.

GIFT CERTIFICATES: Because of the fees and commissions charged by third party gift certificate suppliers, coupled with our short season and limited availability, we only accept gift certificates from third parties on weekdays, and only based on availability during our high season. Please call for more information or for assistance in making a reservation with a third party gift certificate. Thank you.
